Know all men by these presents that I Mary Armistead widow and relict of James A. Armistead dec'd late of Cumberland County for and in consideration of the love and affection I have for my daughter Ann. C. Payne wife of Robert Payne now of the City of Richmond, have granted and loaned and by these presents, do grant on loan unto my said daughter Ann. C. Payne One negro girl about nine years old called Peggy with the future increase of said Peggy, to the entire use & management of the said Ann. C. Payne & for her exclusive use & benefit and not to be liable for any debt or debts heretofore, or hereafter contracted, either by herself or her husband, subject however to this reserve, that is to say, I the said Nancy Armistead do hereby reserve to myself, my heirs executors and Administrators at all & any time, during the life of the said Ann C. Payne the privilege of taking possession of the said negro girl Peggy & her increase to be used specially for the benefit & interest of my said daughter Ann. c. Payne and for no other use whatever, and after the death of the said Ann. C. Payne, I the said Nancy Armistead do hereby give the aforesaid negro girl Peggy together with her future increase to the children of the said Ann. C. Payne to be equally divided between them, to them & their heirs forever. To have and to hold the aforesaid negro girl Peggy with her future increase in the manner and form and upon the conditions and terms herein mentioned, and none other, to the said Ann. C. Payne during her life and after her death to be held in equal shares by her children as above mentioned and their heirs forever. In Witness whereof I have hereto set my hand & affixed my seal this 24th day of February in the year one thousand eight hundred & forty Nancy Armistead {seal} In the Clerk's Office of Goochland County Court 24th February 1840 This deed was presented to me in the said office & acknowledged by Nancy Armistead to be her act & deed & admitted to Record.
