Keiningham trustee being by either of the parties or their legal representative so required shall on giving twenty days public notice of the time & place of sale, sell to the highest bidder for ready money the property herein conveyed & from the proceeds of such sale first pay and satisfy the debts interest & costs aforesaid if sufficient, otherwise in proportion to their respective amounts reserving to himself a commission of five per cent: and the surplus if any to the said Richard C. Muse his heirs or assigns
