when thereunto demanded, then that the said Party of the Second Part, his Heirs, Executors Administrators or Assigns shall proceed to sell at Public Auction for cash, to the highest bidder, all the right, title, interest & estate of the said Party of the First Part, hereby conveyed, in the estate of her deceased husband, having first given Thirty days notice of the time, place & Terms of Sale, by Advertisement in some newspaper published in the Town of Alexandria, and out of the proceeds of such sale after defraying all reasonable charges & expences of sale shall pay to the said Samuel Lunt his Executors, Administrators, or Assigns, whatever Balance of Principal & Interest, of the Debt aforesaid which shall remain due & unpaid, and if any Balance remain, shall pay over the same to the said Sarah Lunt her Executors, Administrators or Assigns In Witness whereof the said Party of the First Part, has hereunto set her hand & seal, the day & year first before written Sarah Lunt {Seal} Signed Sealed and Delivered in presence of T. Donn and Benjamin R Morsell Justices of the Peace in and for the County aforesaid, in the District of Columbia, do hereby certify that Sarah Lunt a party to a certain Deed, bearing date on the 9th day
